Abstract

The higher housing price became a critical problem faced by the households in Malaysia in these few years. The affordability of both the low and middle-income households became a critical issue towards homeownership. Theoretically, house price is affected by location, population growth, demand and supply, cost of construction, interest rate, economic condition, government policy and etc. The developers and bankers are playing the important roles in controlling the house prices in Malaysia besides the government. This research study aims to identify the current trend of housing price as well as factors influencing the housing price from developers’ perspectives in Sibu, Sarawak. Document reviews have been carried out by researcher through reviews National Property Informative Centre (NAPIC).The interview was conducted with one related person from Valuation and Property Services Department (JPPH) and a set of questionnaire have been distributed to the 21 developers in Sibu, Sarawak. The results of research shown that the location, demand and supply, cost of construction, land or zonning, government policy, profit margin, interest rate, population growth and inflation rate were influenced the housing price in Sibu, Sarawak. The research study contributes towards a better understanding on developer’s view on how the housing price is determined and helps the potential homebuyers to know the current property market conditions from developers’ perspectives in Sibu, Sarawak.
