Abstract

Nowadays, the gated and guarded community is growing rapidly all over the world. Gated and guarded community are commonly called as a new privatized way of life and gated landed property estates are increasingly popular in progressive urban areas such as Kuala Lumpur, Pulau Pinang, and Johor Bahru. While GACOS aim is to provide the highest possible level of security, but it cannot be guarantee that the residents are free from to crime. Crime prevention through environmental design (CPTED) has become a popular approach in order to prevent the crime risks and it help to mitigate the fear of crime among the residents. Besides, CPTED is a multi-layered and multi-discipline approach to deterring criminal behaviour. The aim for this research is to identify the crime risk associated with gated and guarded community and to investigate the implementation on the CPTED guideline can reduce the crime risk on safety for gated and guarded community in Johor Bahru (North). Thus, the qualitative approach is used to conduct the research. The research method for this study is an interview and observation. There are three respondents which are the property managers, housing president and police officers. This research is able to ensure that gated and guarded communities are highly secure from the aspect of physical security. The results revealed the type of crime associated with gated and guarded community and based on the findings by following the CPTED guideline, crime risks can be reduces. The study comes up with several recommendations in order to enhance safety of gated and guarded community.
