Abstract

Abandonment of shopping complex project is considered one of the most common and serious problems plaguing the Malaysian construction industry. It is not only affects the immediate investors but also other project players and public. Therefore, this research consists of two main objectives which are to identify the cause of abandonment of Kemayan City Mall and the constraints in redevelopment of Kemayan City Mall and rename to Paradigm Mall in Johor Bahru. Kemayan City Mall that was abandoned before completion whereas Paradigm Mall is currently a redevelopment project which is under construction to replace the previous abandoned Kemayan City Mall. This is pure qualitative research by using semi-structured interview method to collect primary data. The interviewees include project manager, developer, site supervisor and architects who involved directly to the project and to ensure a comprehensive view was obtained. While, the secondary data obtained from journal, articles, thesis, previous research, official website and newspapers. Both the primary and secondary data is analyzed by interpreting the information from respondents and relating it to the research objectives. The expected outcome of this research is that the causes of abandonment of Kemayan City Mall and the constraints in redevelopment of Kemayan City Mall to Paradigm Mall in Johor Bahru are able to be identified and determined. It will help the contractor and government to prevent future shopping complexes from abandonment and it also able to guide the government and other parties that intended to redevelop the abandoned projects in future.
