Abstract

Industrialised Building System is seen as the alternative way in solving the issue related to decrease the percentage of workers, fulfilling the demand of accomodations and increase the productivity of the end product in construction industry, which the traditional method could not cope. However, there are projects implement IBS have been delayed. Therefore, a study has been conducted at Johor, Malaysia which have the third largest number of manufacturers of IBS. The study were conducted in order to identify the main factors, the effects of the delay in IBS project and to identify the prevention method to minimize the delay occurrence. The data collection was done through quantitative method, where 40 of respondent completed the questionnaire. The data was analyse using the SPSS software. From this study, it can be concluded that the main factors caused the delay of IBS project were the maintenance in transporatation, lack of knowledge for the right technique, delay in progress payments, poor guideline and incorrect installation of the IBS components. The effect of the time overrun due to the incorrect installation, unforeseen and unpredicted risk by the cost overrun and disputes among project team are the effect in this event of IBS project delay. There are several critical method of prevention which has been discovered during the period of research, include the project learning, knowledge management and frequent progress meeting.
